The Holiday Barns
Manor Farm Holiday Barns are nestled in the beautiful North Norfolk village of Lower Bodham which lies on the fringes of the North Norfolk Coast Designated Area of Outstanding Natural Beauty.
The farm land and buildings were originally purchased by the current family in 1950 and was run by father and son as an arable farm with the farm buildings in daily use until 2014. Most of the adjoining farm land was sold in 2015 to finance the restoration of these beautiful listed barns.
During the restoration, we have strived to retain the individual character of the buildings. Each barn is named after people who worked on the farm over many years whose names have been found carved into the brickwork during the renovation period. Pentney and Nichols Barns were named after 2 gentlemen who worked on the farm in the 1990’s. Not only does this give the barns their unique characters, it provides a fascinating sense of history to these beautiful old buildings.
The barns each sleep between 4 and 16 guests with a total of 35 guests across the entire complex making Manor Farm Barns an attractive alternative to a hotel for a corporate event or family/friends get-together.
All six barns have the luxury of underfloor heating on the ground floor and radiators upstairs, with heated towel rails in all bathrooms and en-suites all fired from an environmentally friendly wood chip boiler which was installed in 2015. Where possible, original materials from the barns themselves have been upcycled to create staircases and other features creating a truly traditional and authentic feel.
Manor Farm Barns benefits from a free wireless broadband internet connection across the site for all guests. 3 of the barns have disabled access with wet-rooms and ground floor bedrooms.

All properties are non-smoking and no pets allowed.
Parking is available for all properties. We ask that you respect the area around the barns by parking in our designated car park which you can see in our photos and layout. To drop off and collect luggage, it is possible to park near the entrance door to Hammond, Platford, Tuck and Nichols Barn. Please then move your vehicle to the car park area. Sparks Barn has its own parking area. Access to Pentney Barn is through the courtyard.
All bedrooms have Egyptian cotton bedding and white ‘fluffy’ towels are provided. Beach towels are not provided. Travel cot bedding is also not provided. Stair gates, high chairs and travel cots are available at the point of booking. Please contact us asap if any of these have been overlooked so we can make necessary arrangements. All barns have their own washer/dryer machine and ironing facilities and every bedroom has a hairdryer.
All properties are ready for you from 4pm on your arrival day and we ask you to vacate the property by 10am on the day of your departure.
